 Richard "Rocky" Rhodes is a partner and owner at Dusty Rhodes Homes, where he continues the business his father, founder Erwin "Dusty" Rhodes, started in Overland Park back in 1966. Rocky has spent his career in the family trade, guiding clients through custom home builds and remodels across the Kansas City metro, and he writes regularly for the Dusty Rhodes Homes blog on the design and budget decisions homeowners face along the way.

What to Know Before You Build a Custom Home

We know building a custom home is a big investment of time and money. Here's what you need to know about budgeting for your project and how we'll help: 
  • Pricing happens once your designer finishes a complete drawing set and specs, and that package goes out to subcontractors for real bids. Estimating and approval typically take four to eight weeks, and the actual price of your custom home will vary with the finishes/materials you want.
  • Many homeowners don't account for site prep, which often runs $8,000 to $25,000 depending on the grading and utility work a lot needs. We include that in our estimate so you're never caught off guard. 
  • The pre-construction meeting happens before we file for permits. Your designer and the production team sit down with you to confirm the drawings and the line-item budget match the schedule you're planning around.
  • The CoConstruct platform keeps your budget visible in real time once construction starts. Every selection and change order gets logged as it happens, so upgrading a countertop or adding a built-in shows its dollar impact the same day.
  • Change requests get priced before they're approved. If you ask for something new mid-build, our team explains the cost and schedule impact and gets your sign-off before moving forward.

What It Looks Like to Build With Dusty Rhodes Homes

Building a custom home right takes time, so our team makes sure you know what is happening at every step. Here's what the timeline of your build will look like and how we approach our work.

How long does it take to build a custom home in Kansas City?

Most of our projects take one to two weeks for the pre-construction agreement, four to eight weeks for estimating and approval, and nine to twelve months for construction, depending on the size and complexity of the home. 

What's included in a Dusty Rhodes Homes warranty?

Every home comes with a one-year roof-to-foundation warranty covering general systems and finishes, plus a two-year mechanical warranty covering HVAC, plumbing, and electrical systems. 

Can I make design changes once construction starts?

Yes. Our team will review any requested change, explain how it affects your timeline and budget, and will confirm the adjustment with you before moving forward with the build.
