How Long Does a Custom Home Build Take in Kansas City?

Your plans for selling your current home may hinge on when the new one will be ready. Tell us about the season you hope to move, and we can talk through what needs to happen before construction begins. The preconstruction agreement usually takes 1 to 2 weeks, followed by 4 to 8 weeks for estimating and approval.

Once work starts on the lot, most Dusty Rhodes Homes projects take 9 to 12 months to build. As we develop your plans and learn more about the property, we can give you a clearer picture of how that timeframe fits with your move.

The Preconstruction Meeting

Your designer spends time getting the drawings and specifications ready before we ask our trade partners to bid on the work. When you reach the preconstruction meeting, you sit down with your designer and our production team to review the floor plan alongside the budget and schedule.

Suppose you changed the kitchen layout during design. The team needs to build from the version you approved, with that decision reflected in the drawings. Going through the plans together gives you a chance to ask questions before we file for permits and move toward construction.

Keeping You Informed During Construction

Once work starts, you can communicate with our team through our JobTread platform. You can ask about the project there as we move through the design-build process. You can also request changes to your home on the platform.

If you decide you want to make any adjustments, we will review the request and explain how it affects the schedule before asking for your approval. You can decide whether to make the change knowing what it means for the timeline of your home.

When Weather or Permits Change the Schedule

Weather and permitting can affect the timeline of a custom home. Extended rain can delay work on the homesite, while the permit process depends on the local jurisdiction reviewing and approving your plans. Because of these factors, a projected completion date may change as construction moves forward.

If the schedule changes, we will explain what has changed and keep you informed about your project. We understand you may be coordinating the sale of your current home, planning a move, or making other arrangements for your family, so you shouldn't have to guess why a date has changed.

About Rocky & Linda Rhodes

Continuing a family legacy of building excellence

Richard “Rocky” Rhodes and Linden “Lindy” Rhodes are partners and owners of Dusty Rhodes Homes, continuing the family business their father, founder Erwin “Dusty” Rhodes, started in Overland Park in 1966.

Rocky has spent his career in the family building business, working alongside homeowners through custom home builds and remodels throughout the Kansas City metro. Lindy has also played an integral role in the continued growth and operation of the family business, helping carry the Dusty Rhodes Homes tradition into its next generation.

Together, Rocky and Lindy continue the legacy their father began more than 60 years ago, committed to building quality custom homes and creating lasting relationships with the families they serve.

The Ongoing Work of Dusty Rhodes Homes

Setting the standard for custom home building

For over 60 years, families across the Kansas City Metro have trusted Dusty Rhodes Homes to build their homes the same way the company was built: on a handshake, a promise kept, and a plan everyone agreed to before the first shovel hit the ground. That commitment has carried the company through the launch of the Allure Luxury Series and into a third generation of family leadership, and it's the reason clients keep coming back for more projects.

What to Know Before You Build a Custom Home

Understanding the costs and decisions that go into your custom home

Building a custom home is a significant investment of both time and money. Understanding how pricing is developed, what can affect your home's site cost, and how changes are handled throughout the process can help you make informed decisions along the way. Here's what you can expect when you partner with us:

  • Your home's price is based on the plans, specifications, and selections. Once the drawings and specifications are complete, we can obtain pricing from our subcontractors and develop a detailed estimate for your home. The final cost depends on your home's size and design, the materials and finishes you select, and the specific requirements of your homesite.

  • Your homesite can affect your project cost. Grading, utility connections, excavation, drainage, and other site conditions can vary from one property to another. We evaluate the homesite against your plans and identify potential site-related costs as we develop your project.

  • The pre-construction meeting brings the details together. Before construction begins, we review the drawings, specifications, budget, and construction plans with you so everyone is working from the same information before we move forward.

  • You have visibility into your budget throughout construction. We document your selections and approved changes throughout the building process on our dedicated project communication platform, helping you understand how decisions affect your home's overall cost.

  • We price and approve changes before we move forward. If you decide to make a change during construction, our team will review the cost and any potential impact on the project before approving the change and incorporating it into the work.

  • The lot you choose and the home you want to build are closely connected. A property that looks perfect at first may have site conditions that affect the home's design or budget, which is why we evaluate the homesite alongside your plans.

Frequently Asked Questions About Our Custom Home Schedule

There's a lot of planning and preparation that goes into building a custom home. Here are answers to common questions we hear from prospective homeowners before they decide to build with us.

How long does Dusty Rhodes Homes take to build a custom home?

Construction generally takes about 9 to 12 months, depending on the size and complexity of the home, the homesite, and other project-specific factors. Your overall timeline also includes the planning, design, estimating, and approvals that take place before construction begins.

When will I receive a timeline for my project?

We can discuss estimated timing during your initial consultation. As your plans develop, we create a more detailed timeline based on your home, homesite, selections, and the requirements of your project.

What happens at the preconstruction meeting?

You meet with your project manager and our production team to review the drawings, specifications, budget, and schedule. This meeting gives everyone an opportunity to confirm the details of your home and make sure we are working from the same information before construction moves forward.

Can I make changes after construction starts?

Yes. If you would like to make a change during construction, we will review the request, explain any effect it may have on the schedule and budget, and provide the associated cost for your approval before moving forward.

What happens if bad weather delays construction?

Weather can affect construction, particularly during periods of extended rain, winter weather, or other conditions that prevent certain work from being completed. If weather affects your project's timing, we will keep you informed and discuss the updated schedule with you.
